Mold Assessments

A NORMI mold assessment is a comprehensive inspection by a certified professional designed to identify moisture sources and determine problematic areas for mold growth. This in depth root-cause investigation utilizes a combination of visual identification, InstaScope particle readings, laboratory sampling, thermal analysis, and moisture readings.

Following the assessment, you will receive a detailed report highlighting specific areas of concern, along with an InstaScope report and a laboratory report. We will then schedule a one hour Zoom meeting to review these findings and answer any questions you may have. Additionally, as a mold assessment client, you will have access to our Client Success Manager for continued support throughout your project.

A minimum of 8 laboratory samples + 4 particle identification samples (particle identification samples identify every bioaerosol above and beyond mold) NOTE: One of the air samples must be collected from the outside to compare indoor to outdoor mold counts.

  • 1501-2500 sq. ft. ($1750)
  • 2501-3500 sq. ft. ($2000)

Mold Testing

Mold testing involves collecting and analyzing air, surface, or bulk samples to identify the presence, type, and concentration of mold spores within a building. This process provides lab-verified data to confirm hidden mold, assess air quality, and verify successful remediation. Please note that while testing confirms if mold is present, it does not determine the root cause, such as a plumbing leak.

Each appointment includes four laboratory samples and a phone call to discuss sample results. You may choose the specific areas of the home where these are collected. Our testing options include:

Air Sampling: Compares indoor airborne spore counts with outdoor levels.

Surface Testing: Tape lifts or swabs of visible mold colonies.

Bulk Sampling: Analysis of physical materials like drywall or carpet.

InstaScope (Add-on): Particle readings for a dynamic view of air quality.

  • 26 - 50 miles: $650 (includes 4 samples)
  • 51 - 75 miles: $700 (includes 4 samples)
  • 76 + miles: Requires an assessment

InstaScope

InstaScope is a portable, laser-based device that provides instant, real-time, on-site, in-home air testing to detect and quantify airborne mold, bacteria, and other biological particles. It utilizes UV fluorescence to identify particles, offering immediate, actionable data on mold levels for every room, eliminating the need to wait days for laboratory results.

Key Aspects of the InstaScope Technology

Real-Time Results: The instrument measures biofluorescence, allowing it to instantly distinguish between mold spores, bacteria, and pollen, providing data on the spot.

Methodology: The device acts as a "Wideband Integrated Bioaerosol Sensor" (WIBS), analyzing air samples from every room. It usually starts with a baseline, comparing outdoor air to indoor areas to identify contamination.

Comprehensive Assessment: Unlike traditional sampling (which often tests only a few rooms), InstaScope allows for unlimited, thorough scanning, which can detect hidden contamination in walls, HVAC systems, or furniture.

Visual Data: InstaScope provides reports that, through color-coding (green, yellow, or red), immediately show areas of concern, identifying where mold levels are elevated in real-time.

Benefits: It eliminates the guesswork, allowing for faster remediation of mold threats and avoiding the delays associated with sending samples to a laboratory.

Attic Spaces

Each attic space is unique and requires additional tools and considerations. Attic investigations are an add-on service to both Mold Assessments and Mold Testing.

Follow-up re-scans

For clients that have had Pure Breathing Solutions perform remediation projects, we offer a follow-up InstaScope re-scan service that includes a scheduled appointment, InstScope air captures of each room of the house, and 20 minute follow up phone calls to discuss the results.

Attic entry/access fee: $100 per attic space and must be requested prior to the appointment.

Additional samples can be added to an assessment or testing for $95 each

Bacteria samples

Bacteria sampling must be requested prior to the appointment. They require specific shipping containers and must be overnighted on ice to the laboratory. The cost per bacteria sample is $150 plus $40 shipping.

Laboratory samples are available for all re-scan appointments and cost an additional $95 per sample.

We are pleased to offer specialized real estate investigation appointments for clients interested in property purchases. This service is an abbreviated version of our whole-home assessment and includes:
